No RERA Number? Think Twice Before Buying That Property in Mumbai

Last month, a friend of mine almost booked a flat in Mumbai. The location was perfect, the price felt like a rare find, and the agent made it sound like a now-or-never deal. “Sir, last few units left… prices will go up next week.” He was ready to pay the token amount that same evening. I asked him one simple thing-what’s the RERA number? He paused. He didn’t have an answer.

That one question can change everything. In Mumbai, buying a home rarely feels calm. There’s always urgency-limited units, rising prices, constant pressure to decide fast. In that rush, people skip the basics. But a RERA number isn’t just a detail-it tells you whether the project is actually verified or just being sold well.

When a property has a RERA number, you can check what’s being promised-timelines, approvals, and project details. There’s something concrete behind the pitch. Without it, you’re relying on conversations and brochures, and that’s where things start to get uncertain.

Without a RERA number, you don’t really know:

You’re not just buying a home-you’re trusting a version of it.

The tricky part is that bad decisions don’t feel wrong in the beginning. They feel like opportunities you shouldn’t miss. And later, they turn into delays, confusion, and endless follow-ups. In real estate, people rarely lose money in one big moment-they lose it in small things they didn’t question.

My friend asked again. The answer was vague-“It’s under process, you can still book now.” That was enough for him to step back. A few weeks later, he found another project. Slightly more expensive, but fully RERA-registered and transparent. No pressure, no second-guessing.

Before you get convinced by the price, the offer, or the urgency, pause and ask one thing-what’s the RERA number? Because a good property will give you answers. The wrong one will try to rush you before you ask.
